When it comes to buying a house, the million dollar question is: Do you buy a new home or existing home?

Home buyers can be hesitant to build a new home over buying a home that’s being resold. However, this typically stems from fear of the unknown. Essentially, home buyers haven’t been equipped with all the facts when it comes to new home construction.

So we’re debunking popular common held beliefs when it comes to building a home vs. buying older real estate, so you can feel educated when making the right decision for you and your family.

THE ASSUMPTION THAT NEW CONSTRUCTION HOMES WILL EXCEED YOUR BUDGET
The main factor driving a home buyer’s choice between new home construction and an existing home is price point. Home buyers automatically assume that building a new home will exceed their budget.

However, there are a few contingencies that the home buyer should take into consideration:

  7. Attend your design appointment within 2 weeks of signing your contract. We can also do a video call so you can design your home remotely. We can also email you an invoice if you want to add any additional items.
  8. Meet with the builder 4 times throughout your home build process.
  9. Sign your closing documents at the attorney’s office. Congratulations on your New Home purchase!
  10. Transfer utilities in your name
  11. Register with your neighborhood HOA for access to amenities
  12. Warranty will follow up. Our warranty team will be there for you with your 1 year builder warranty.

The Bungalow elevation of our popular Epcon floorplans are designed for those who want all the advantages of single-story living with the added benefit of a second floor guest suite.

While designing our own customized versions of six of the classic Epcon Cottage floorplans, we decided to create two elevations that offer more flexibility to our homebuyers. In addition to the single-story Craftsman elevation, we also developed the Bungalow elevation which includes a second story guest suite with full bath and optional kitchenette.

The Bungalow second floor guest suite can add from 444 sq. ft. to 821 sq. ft. to the overall living space of the home depending on the floorplan. The guest suites with full bath and optional kitchenette are perfect for short-term or long-term house guests. They can also serve as an exercise area, office, movie room with extra storage or whatever you may need to personalize your home and get the most out of it for your lifestyle.

Epcon Floorplans

Epcon floorplans are designed to fill the luxury, low-maintenance, ranch-style home niche for consumers looking to downsize from their existing home. The homes are specially designed with high-end features and options and built with wide doorways inside the house and easy access with no stairs between the inside and outside areas. With an Epcon home, homebuyers know they can live in the home into retirement without having to make any modifications to home.

The six Epcon floorplans we offer with Bungalow elevations are the Palazzo, Portico, Promenade, Salerno, Torino II and Verona. Ranging from 2,160 sq. ft. to 3,092 sq. ft., these luxury ranch-style homes have open-concept living spaces with private outdoor patios made for entertaining. The contemporary kitchens include granite counters, stainless steel appliances and large islands that can double as an eating bar. The beautifully appointed master bedroom and bath include double-sink vanities, tiled showers and garden tubs. The roomy walk-in closets are big enough for everyone’s wardrobe.

Available Communities

Our Bungalow cottages with second floor guest suite are currently available in six eastern North Carolina communities from southeast of Raleigh to the coast at Wilmington. Many of our Epcon neighborhoods are golf communities with country club amenities.

Affordable New Homes on Large Homesites

With homesites in the US averaging around 8,560 sq. ft., under one-fifth of an acre, it can be difficult to find affordable new homes on large homesites. Many homebuyers assume they would have to build a custom home to get a large homesite of an acre or more.

The size of homes and homesites have been getting smaller as the cost of land and construction materials have gone up in order to keep new homes affordable to the average homebuyer.  For families that want more space between their home and their neighbor’s home than what’s available in the majority of new home communities, the dream of buying a new home may seem out of reach.

What selections can I choose for my home?

When a homebuyer asks the above question, they are really asking, “How much can I personalize my new home?” The answer depends upon if the homebuyer is purchasing a presale home, which is a home that has not yet been built, or an available Showcase home, which is a home that is either completely built or is in the process of being built.  This article will focus on the presale home-buying experience.  If a homebuyer purchases a Showcase home, the amount of personalization that can still be done will depend on how far along the home is in the construction process.

Once you choose the floor plan, and finalizes the paperwork involved in securing the home of your dreams, the fun begins.  Structural options and exterior color schemes can be chosen at the same time as the initial paperwork.

If you are not sure of what selections you want, that’s okay as our expert Design Consultant will schedule an appointment with you at one of our design studios. Our design studios have a variety of selections available to touch, see and experience, including carpet samples, kitchen and bath tile, countertops, lighting and plumbing fixtures, and kitchen cabinet options.

Normally the selection’s process follows the sequential order listed below:

  1. Interior selections: paint color, counter tops, cabinets and flooring.
  2. Plumbing and lighting fixtures
  3. Appliances
