When it comes to buying a house, the million dollar question is: Do you buy a new home or existing home?

Home buyers can be hesitant to build a new home over buying a home that’s being resold. However, this typically stems from fear of the unknown. Essentially, home buyers haven’t been equipped with all the facts when it comes to new home construction.

So we’re debunking popular common held beliefs when it comes to building a home vs. buying older real estate, so you can feel educated when making the right decision for you and your family.

THE ASSUMPTION THAT NEW CONSTRUCTION HOMES WILL EXCEED YOUR BUDGET
The main factor driving a home buyer’s choice between new home construction and an existing home is price point. Home buyers automatically assume that building a new home will exceed their budget.

However, there are a few contingencies that the home buyer should take into consideration:

  • Home Buyer Incentives: Unlike buying an existing home, home builders often offer lucrative incentives to help the home buyer up front. Incentives can include closing costs, upgrades, free appliances or other attractive offers that make the home more affordable and/or comfortable long-term.
  • Less Repair Costs: When home buyers build a new home, they are investing in the ease of a turnkey home, which often comes with fewer unexpected repairs than buyers of existing homes.
    • According to Zillow’s 2019 Consumer Housing Trends Report, more than 8 in 10 (83%) of existing home buyers say they repaired or renovated their homes within the first year of ownership.
    • More than half (54%) had to make a major repair or renovation within the first month of getting the keys.
    • Compared to new construction buyers: 48% of buyers who purchased a brand-new home in the past two years still haven’t had to make a single repair or renovation.

Home buyers think that buying a new home means the hassle of choosing a lot, picking designs and features and waiting for the home to be built. Although those reasons are why a lot of home buyers choose to build a new home, others need a more immediate solution for their family. Therefore, they think their only option is existing homes.

The reality is that more than half of a home builder’s inventory is quick, move-in ready homes. Meaning, these home are already built yet brand new and waiting for their forever family. According to Zillow, 26% of buyers who didn’t follow through with a new construction home had concerns about the quality of construction or building materials.

  5. Sign the contract. We can conveniently send you our contract via email so you can sign from anywhere in the world.
  6. Pay builder deposit. We can also email you an invoice for your builder deposit to pay online. The builder deposit amount will vary depending on the sales price amount.
  7. Attend your design appointment within 2 weeks of signing your contract. We can also do a video call so you can design your home remotely. We can also email you an invoice if you want to add any additional items.
  8. Meet with the builder 4 times throughout your home build process.
  9. Sign your closing documents at the attorney’s office. Congratulations on your New Home purchase!
  10. Transfer utilities in your name
  11. Register with your neighborhood HOA for access to amenities
  12. Warranty will follow up. Our warranty team will be there for you with your 1 year builder warranty.

Throughout the home buying process, the home buyer should also have constant communication with either their New Home Specialist or their builder so they know where their home build stands at any given moment.

While designing our own customized versions of six of the classic Epcon Cottage floorplans, we decided to create two elevations that offer more flexibility to our homebuyers. Affordable New Homes on Large Homesites

With homesites in the US averaging around 8,560 sq. ft., under one-fifth of an acre, it can be difficult to find affordable new homes on large homesites. Many homebuyers assume they would have to build a custom home to get a large homesite of an acre or more.

The size of homes and homesites have been getting smaller as the cost of land and construction materials have gone up in order to keep new homes affordable to the average homebuyer.  For families that want more space between their home and their neighbor’s home than what’s available in the majority of new home communities, the dream of buying a new home may seem out of reach.

What selections can I choose for my home?

When a homebuyer asks the above question, they are really asking, “How much can I personalize my new home?” This is part of the new home selections process and the answer depends upon if the homebuyer is purchasing a presale home, which is a home that has not yet been built, or an available Showcase home, which is a home that is either completely built or is in the process of being built.  This article will focus on the presale home-buying experience.  If a homebuyer purchases an available inventory home, the amount of personalization that can still be done will depend on the house’s build process stage.

Once a homebuyer, chooses their floor plan, and finalizes the paperwork involved in securing the home of their dreams, the fun begins.  Some of the personalization can be done at the same time as the initial paperwork.

If the homebuyer is not sure of what selections they want, that’s okay as our expert Design Consultant will schedule an appointment with them at either our Fayetteville or Leland, NC design studio.  The design studio has a variety of selections available to touch, see and experience, including carpet samples, kitchen and bath tile, exterior finishes, lighting and plumbing fixtures, and kitchen cabinet options.

Normally the selection’s process follows the sequential order listed below:

  1. Exterior selections: siding type and color, front door and color, roofing type and color, window, trim and shutter color.
  2. Interior selections: paint color, counter tops, cabinets and flooring.
  3. Plumbing and lighting fixtures
  4. Appliances

If a homebuyer is unable to visit the design studio, other arrangements will be made to accommodate the buyer’s needs.  All the homebuyer’s questions regarding selection options will be answered during this appointment.  To ensure that McKee Homes adheres to the time allotted to build a home, we encourage the homebuyer to make their selections within 14 days of signing the new home contract.

McKee Homes Floor Plans with a Large Garage

Traditionally, a garage was viewed as a very practical section of the home. Often used for the sole purpose of housing the homeowner’s personal vehicle, it is sometimes nothing more than a cement floor and four walls.

Not all new homes offer a garage with enough space for more than one vehicle, or indeed provide an attached garage at all. While a detached garage is certainly useful, it doesn’t provide direct access to a new home, or protect homeowners from the weather when exiting their vehicle. Clearly, there is a certain convenience and security that attached garages provide. Additionally, it can provide an alternative space for storage, a play or hobby area, a gym, or even a “man cave”. All McKee homes have attached “2 car” garages.

However, some new home buyers may be looking for a larger space to accommodate their lifestyle. To suit these new home buyers, McKee Homes has many floor plans that offer garages at 21” x 21” wide or larger.

Having a large garage can sometimes mean sacrificing the aesthetic of the front of a new home. Most garage door entrances are placed on front of the home, making a large portion of the façade consist of a bay door. McKee Homes understands that, when possible, a new homeowner may want the option of having the door on one side of the home instead of the front. Because of this, some McKee Homes floor plans offer a side-entry option for new homes, known as a “side-load”. When a new homeowner chooses to build a new home with a side-load, the façade of the home is free of a garage door.

Additional modifications for some McKee Homes floor plans include the option of a third bay garage. These third bay garages are separate spaces that also provide a separate bay door. Adding a third bay garage allows a new homeowner to park in an attached space but have the flexibility of using the traditional space for something other than storing a vehicle.

Grand Opening: New Phase in Evergreen at Flowers Plantation

Recently, Mckee Homes hosted the Grand Opening of its new phase in Evergreen at Flowers Plantation, an active adult gated community in Clayton, NC. Many attended the event, including the Clayton NC Chamber of Commerce. Along with the McKee Home team, the Clayton Chamber helped cut the grand opening ribbon. Retirement Funding Solutions, a Mutual of Omaha Company, sponsored the event.

Guests were excited to learn what the new phase had to offer. Featuring 11 new home sites, the new phase provides all the benefits of Evergreen at Flowers Plantation: great location, fantastic Epcon floor plans, organized activities, and resort-style amenities.
